Terms and Conditions
This offer is subject to the provisions of the Real Estate Brokerage Act, in particular
Section 6, paragraphs 1, 3, and 4 , § 7(1) and §§ 10 and 15.

1. Real Estate Transfer Tax
3.5% of the value of the consideration
(Reductions or exemptions may be granted in special cases)
2. Land registry registration fee (title)
1,1 %
3. Costs of drafting the contract and registering it in the land registry
As agreed in accordance with the fee schedule of the respective notary,
plus out-of-pocket expenses for certifications and stamp duties.
4. Costs of reporting and self-assessment of real estate income tax
By the representative of the parties, as agreed in accordance with the fee schedule of the respective notary.
5. Brokerage commission on purchase
3.0% plus 20% VAT
6. Termination of the Brokerage Agreement
(Exclusive listing agreement, listing agreement, brokerage agreement with the prospective buyer)
If the brokerage agreement is concluded through distance selling or outside the business premises of the business operator, Section 11 of the FAGG applies.
Right of withdrawal and withdrawal period pursuant to Section 11 of the FAGG
(1) The consumer may withdraw from a distance contract or a contract concluded off-premises within 14 days without giving any reason.
For service contracts, the period begins on the date the contract is concluded.
If the real estate agent is to take any action before the expiration of this 14-day withdrawal period
(e.g., by providing detailed information or scheduling a viewing),
this requires an explicit request from the prospective buyer.
As a result, the prospective buyer loses their right of withdrawal—provided the contract is fully performed within this period.
In the event of a withdrawal pursuant to Section 11 of the FAGG, the consumer agrees not to make use of any information already obtained.
