A real estate agent acts as an intermediary between property owners and prospective buyers. They handle marketing, showings, and negotiations, and guide the process through to the signing of the contract and beyond.

An agent brings market knowledge and experience. They also assist with obtaining necessary documents, coordinating with notaries, and organizing the handover. In addition, they provide comprehensive information on the applicable legal framework and act as the central point of contact between all parties involved.

A local real estate agent has in-depth knowledge of market prices, demand, and the unique characteristics of the Pinzgau region and can price properties realistically. In addition, sellers and buyers benefit from an established network, a list of pre-registered prospective buyers, and personalized on-site support.

Costs & Commission

In Austria, a real estate agent is entitled to charge a commission of up to 3% of the purchase price plus 20% VAT from both the buyer and the seller in the case of a sale. The commission is only payable upon successful completion of the transaction. For rentals, the “ordering party principle” applies.

The “buyer pays” principle means that whoever hires the real estate agent is the one who pays them.

In Austria, this principle applies to the brokerage of rental apartments for consumers. If the landlord hires an agent to market the property, the landlord typically pays the commission—not the tenant.

In addition to the purchase price, there are additional costs associated with buying real estate in Austria. These primarily include real estate transfer tax (3.5%), land registry fees (1.1%), costs for drafting the contract and escrow services (usually around 1–3% plus VAT and out-of-pocket expenses), as well as—if a real estate agent is involved—the agent’s commission (typically 3% plus VAT). Overall, these incidental costs usually amount to around 7–10% of the purchase price, depending on the specific circumstances of each case.

EU/EEA citizens and Swiss nationals are largely treated the same as Austrian buyers and can usually purchase property without needing a special foreigner’s permit. Regardless of nationality, however, regional regulations regarding land use, primary and secondary residences, and tourist use apply.

Auch Nicht-Österreicher können in Österreich eine Immobilienfinanzierung erhalten. Non-Austrians can also obtain a mortgage in Austria. It is therefore advisable to consult with your bank or financial advisor early on.
